The subject property consists of a 59.24 acre site located on the north side of the Bernard Bayou Industrial Seaway. Of the total area, approximately 3.5 acres lie within the seaway and 0.46 acres are contained in an environmentally contaminated area which may not be disturbed.
It is located adjacent to the northeast corner of the main building. Although the area within the waterway may be useable, the environmentally impaired site area is excluded. Also, an irregular parcel of land, (part of parcel 6A2) just west and south of the subject site, containing 13.762 acres was leased from a related entity, Maritime Development.
This site provides additional frontage along Bernard Bayou of 1,022.77’ and provides additional yard and work areas; however, since it is a leased site, it is not included in the overall valuation.
Therefore, the usable site area and that is valued herein is concluded to be 58.8 acres.
The subject property is improved with multiple metal buildings containing a combined gross building area of 460,814 square feet, of which approximately ±41,000 square feet is office space.
The buildings range in age from ±7 years to ±27 years old and are in average to good condition.
They are all of good quality construction.
The property is zoned I-2, Heavy Industrial.
